Moved by James Vinson, Seconded by Charmaine Dunn: "TO approve the application to permit the construction of an accessory building (detached garage) by increasing the maximum permitted total floor area for all accessory buildings from 90m2 to 124 m2 subject to the following conditions: 1) That the minimum setback to the north side of the property line be 4m; 2) That the maximum distance between the rear wall of the dwelling and the front wall of the detached garage be 40m; and 3) That the existing 11 m2 shed be removed from the property within 90 days of the issuance of the building permit for the proposed garage." Moved by Paul Allore, Seconded by Todd Taylor: "TO approve the addition of a second floor mezzanine within an existing dental clinic by reducing the minimum required parking spaces from 130 spaces to 137 spaces, as it is in conformity with the Official Plan and Zoning By-law and is deemed to be minor and not detrimental to the neighbourhood." No persons appeared in opposition to this application. Moved by Charmaine Dunn, Seconded by John Bate: "TO approve the reduction in minimum lot area from 40 hectares to 1.86 hectares, as it is in conformity with the Official Plan and Zoning By-law and is deemed to be minor in nature and not detrimental to the neighbourhood." A2012-0012 DAVID ARMSTRONG, MICHAEL GIMBLETT & ROSS BROWN THE PARCEL BEHIND, AND TO BE MELDED TO 2078 NEWTONVILLE ROAD PART LOT 9, CONCESSION 2 FORMER TOWNSHIP OF CLARKE To facilitate a property boundary realignment and land assembly at 2078 Newtonville Road by reducing the minimum lot area from 40 hectares to 1.35 hectares David Armstrong appeared in support of this application. No persons appeared in opposition to this application. Moved by Charmaine Dunn, Seconded by Todd Taylor: "TO approve the reduction in minimum lot area from 40 hectares to 1.35 hectares, as it is in conformity with the Official Plan and Zoning By law and is deemed to be minor in nature and not detrimental to the neighbourhood."
