Moved by Tony Wood, Seconded by Ellen Cowan: "To approve the application to permit the construction of an accessory building (detached garage) by increasing the maximum permitted height from 4.5 m to 5.2 m and by increasing the maximum permitted total floor area from 120 m2 to 177 m2 as it meets both the intent of the official plan and zoning by-law, is minor in nature and is not detrimental to the neighbourhood." Dianne Hipwell appeared in support of this application. No persons appeared in opposition to this application. Moved by Ellen Cowan, Seconded by James Vinson: "To approve the application to permit the construction of five (5) model homes, in addition to an existing single detached dwelling on a property located within a draft approved plan of subdivision by increasing the max number of single detached dwellings permitted on a property from one (1) to six (6) subject to the following conditions: 1. That the five (5) model homes are not serviced prior to registration of the plan of subdivision 2. That the owner applies and receives plan approval for the five (5) model homes prior to issuance of building permits; and 3. That the grading of these lots conforms to the approved master grading plan for the subdivision. As it meets the intent of both official plans and the zoning by- law, is minor in nature and is not detrimental to the neighbourhood." Moved by Jim Vinson, Seconded by Tony Wood: "To approve the application to construct an addition to an existing agricultural building (seasonal farm market) by reducing the minimum required westerly interior side yard setback from 15 metres to 10 metres, as it meets the intent of both official plans and the zoning by-law, is minor in nature and is not detrimental to the neighbourhood." Steve Brooks appeared in support of this application. No persons appeared in opposition to this application. Moved by Ellen Cowan, Seconded by Jim Vinson: "To table the application until the next scheduled committee of adjustment meeting to allow the applicant time to revise their request to include a reduction in the required visibility triangle." "CARRIED" A2010-0032 JAMES NICHOL 26 GOODWIN AVENUE, BOWMANVILLE PART LOT 12, CONCESSION 2 FORMER TOWN OF BOWMANVILLE To permit the construction of an attached deck by increasing the maximum permitted total lot coverage from 40% to 45%. James Nichol appeared in support of this application. No persons appeared in opposition to this application. Moved by Ellen Cowan, Seconded by Jim Vinson: "To approve the application to permit construction of an attached deck by increasing the maximum permitted total lot coverage from 40% to 45% as it meets the intent of both official plans and the zoning by-law is minor in nature and is not detrimental to the neighbourhood."
