Katrina Metzner appeared in support of this application. No persons appeared in opposition to this application. Moved by Charmaine Dunn, Seconded by Todd Taylor JO approve the application to permit the reduction of an interior side yard setback from 4.5 metres to 3.0 metres, as it meets the intent of the Official Plan and Zoning by-law, is minor in nature and not detrimental _RTTTSJT1_LTER_LEF;RTT1 Committee of Adjustment January 23, 2014 A2014-0001 MARTIN ROAD HOLDINGS LTD. 80-84 ASPEN SPRINGS DRIVE, BOWMANVILLE PART LOT 15-16, CONCESSION 1 FORMER TOWNSHIP OF DARLINGTON Page 2 To permit the phasing of two (2) apartment buildings (a total of 223 units) located at 80 & 84 Aspen Springs drive by: 80 Aspen Springs drive • Reducing the minimum landscaped open space from 50% to 44% • Reducing the interior side yard setback from a mutual property line in the R4-28 zone from 25 metres to 2.5 metres • Allowing the accessory structure (water building) to be located in the front yard with a minimum front yard setback of 15 metres • Allowing the loading space to be located in the front yard with a minimum front yard setback of 30 metres 84 Aspen Springs Drive • Reducing the minimum landscaped open space from 50% to 49% • Reducing the interior side yard setback from a mutual property line in the R4-28 zone from 25 metres to 10 metres • Allowing the accessory structure (water building) to be located in the front yard with a minimum front yard setback of 5 metres • Allowing the loading space to be located in the front yard with a minimum front yard setback of 10 metres • Increasing the total floor area for accessory buildings from 60 square metres to 80 square metres.
