In order to provide a set of fire protection standards
by which rural residential and estate lot residential developments
may be v;ilu.:, � d, the Planning and Developnwnt Department, in con-
junction with the Dire Department, has prepared the attached policy
statement . 1ho proposed policy contains generalized standards for j
v.ttious lorms of rural and estate lot subdivision plans (listed according
to services) and hopefully will serve as a flexible guideline that sub-
dividers wil ! recognize in future development proposals and that will
aid 'Town !La! : in their review of those proposals, It is recommended

The above mcnt. ionod :subdivision plan, draft plan approved
until January 25, 1932, includes 44 single family lots and a 65,000
square foot park site on a 30 acre parcel in the suuLlh-east quadrant

water system ( i .e. ; two wells providing water to all units vLa a piped
system) which must be designed to provide a domestic water supply system
and must also be sullicient for fire fighting purposes. In LOU regard,
the Re),- ional Works Departmentt has requested the Town to reconfirm its
fire protection requirements .
Town staff (have discussed the fire protection requirements
with Mr. D. Itiddle , P. l:ng. on behalf of t);hkl.;uhd DuvelopmenLs Lid. and
With Regional Works staff . The relative merits of a municipal water
System including a fire protection capability (i.e. ; pressure system
with hydrants) supply versus a simpler domestic only water system were
discussed. Initially , Planning Staff and the Fire Chief felt that the
simpler systcm might have some advantages ; the system could be less ex-
pensive for the developer to install, and might be less expensive for
the Region to tlwraty, 16-vvvr, it is now felt that the Regionally
designed and operated system would be advantageous as the system is
superior for fire fighting purposes (i.e. ; more efficient with potentially
fewer supply di-ifiCUILUS) , and would involve fewer direct costs to the
Town of Newcastle .
