Subject: Bowmanville Heights Subdivision - Phase III. Plan 707. BOWMANVILLE. Background: In March, 1973, the former Town of Bowmanville entered into a Subdivision Agreement with Bowmanville Heights for the construct- ion of a 95-lot Subdivision in the south-west quadrant of the Town of Bowmanville. The Subdivision is comprised of Roser Crescent, Chantel Court, part of Rhonda Boulevard and Rosalynne Crescent, and exists both north and south of Regional Road # 57 in the area of Waverley Road. In 1973 the construction of the services began and in 1976 the builder completed work on the majority of the homes; there are still three lots which have now been built upon and these are located on Waverley Road and are in the private ownership of W. Fice. In July, 1975, the south portion of this Subdivision was placed on the maintenance program and in December 1977, the area north of Regional Road # 57 was similarly placed on a maintenance program. As per the Subdivision Agreement, these programs expired one year later but, in the south portion of the Subdivision the deficiencies were not corrected until just recently. Report: In September, 1978, the services were checked and deficiencies noted; these have now been corrected. The following information is applicable to this Subdivision:- No. 110 Report, continued. . . - Region of Durham Acceptance March, 1978. - Town of Newcastle Acceptance December, 1978. - Bowmanville P.U.C. Acceptance December, 1977. - Lot Levy Payments (all levies paid) $64,200. 00 - "As Constructed" Drawings - received - September, 1976. - Surveyor's Certificate May, 1978. Recommendation: THAT the Subdivision, Bowmanville Heights, Phase III, Plan 707, be assumed by By-Law, by the Town of Newcastle, and the Subdivision Agreement released and, further, that the Town Solicitor prepare the necessary release and documentation for execution by the Town.
