SUBJECT: Proposed Subdivision Agreement

RECOMMENDATIONS:
It is respectfully recommended that the Planning and
Development Committee recommend to Council the following:
1. That Report P-77-81 be received; and that
2. The attached subdivision agreement for the East
Woodbridge Developments proposed plan of subdivision

number 18T-77123 be executed by Council; and that
3. The Town Clerk be requested to prepare a by-law for
the purposes of authorizing the execution of the
agreement, to be presented to the Council Meeting of
May 4th, 1981.
BACKGROUND AND COMMENTS:
Application for plan of subdivision 18T-77123 was draft plan
approved by the Minister of Housing on July 26, 1976. The approved

plan proposes the development of a 38.15 ha parcel of land, located
within part of lot 11, Concession 3, former Township of Darlington,
for forty-six estate residential lots.
Among the conditions of draft plan approval, for the subject
plan, were the requirements that the land be appropriately zoned; and
that the applicants enter into a subdivision agreement with the Town.
On September 29, 1980, the Ontario Municipal Board approved
By-law 80-101 which had the effect of zoning the subject lands to per-
mit the proposed development.
The attached subdivision agreement, the preparation of which
has been the subject of considerable staff review and revision, fulfills
the second requirement referred to above, addresses the other conditions
of draft approval and safeguards the Town's interests in respect of the
development of the site. In addition, special provisions have been
included within the agreement to ensure that the Ministry of Agriculture
and Food and the Central Lake Ontario Conservation Authority will be
satisfied.
The attached agreement has been signed by the applicants and
incorporates all revisions requested by staff. It would now be appropri-
ate to forward the agreement to Council for execution.
