REPORT NO. : P-53-81 i SUBJECT: Proposed Rezoning - Part of Lot 26, Concession 1, Newcastle Village, Newcastle Lumber Ltd. Our File: Z-A-3-11-6 BACKGROUND AND COMMENT: On February 16, 1981 staff report P-39-81 (Attachment 1) was submitted for the Committee's consideration. Said report was tabled at staff's request pending further discussions with Durham Regional Planning staff. i On March 2, 1981 staff received correspondence from Durham Region (Attachment 2) indicating that in their opinion the proposed use of the building for an antique store was compatible with its sur- roundings and would not cause any undue economic decline of existing retail or personal service uses, or preclude development of the Main Central Area. As indicated by Report P-39-81, our recommendation for denial was based upon non-conformity with the Durham Plan. However, based upon the Regional staff's latest interpretation, indicating conformity, we are now in a position to recommend approval of an amendment to By-law 79-44. Such an amendment (Attachment 3) would permit the use of the t to t }� -(cf) 2 - existing building for convenience commercial purposes, in accordance with Section 8.1.2.1 of the Durham Regional Official Plan; and, as a special provision, an antique store pursuant to the Region's latest comments. RECOMMENDATION: That the Planning and Development Committee recommend to Council the following: 1. That Report P-53-81 be received; and that 2. Report P-39-81 be received for information; and that 3.
