SUBJECT: Proposed Development Agreement for Industrial Building
Part Lot 29, Concession 1, former Township of Darlington
Dirk Kok - Our File: S-P-1-7
BACKGROUND:
An application has been submitted for a building permit for a
543 square metre industrial building to be erected on a 5,674 square
metre parcel of land at the north-west corner of Baseline Road and
Marnie Drive in the Marnie Industrial Park in Courtice.

According to the provisions of By-law 79-151, the Owners of
the property are required to enter into a development agreement with
the Town, addressing the matters listed in Section 35(a) of the Planning
Act, as a precondition of the issuance of a building permit for the pro-
posed building.
The proposed building complies with the zone provisions of the
"M2-2" zone in the Restricted Area By-law of the former Township of Darl-
ington.

The draft agreement and site plan has been circulated to
the members of the Site Plan Committee for their information and com-
ments. Since members of the Committee and the applicant did not voice
any major concerns with the draft agreement or site plan, staff did not
feel that a meeting of the Site Plan Committee was warranted in this
case.
RECOMMENDATION:
It is respectfully recommended:
1. That this report be received for information;
2. That the attached development agreement be forwarded
to Council for approval; and
3. That the Town Clerk be requested to prepare a By-law
for the purposes of executing the attached agreement, to
be considered by Council at its meeting of November 3,
19 80 . .
