REPORT NO. : P-159-80 SUBJECT: Proposed Development Agreement for the Carnation Flower Shop, Division Street, Bowmanville (P. Koenderman) - Our File: S-P-2-18 BACKGROUND: The Owner of the Carnation Flower Shop in Bowmanville has applied to the Town for a Building Permit to extend the existing commercially zoned use, to the rear of the subject property for the purposes of providing inside storage. The addition is approximately 132 square meters and will replace "frame" sections of the existing structure. According to the provisions of By-law 79-151, the Owners of the property are required to enter into a site plan agreement with the Town, covering the matters addressed in Section 35(a) of the Plan- ning Act, as a precondition of the issuance of a Building Permit for the proposed building. COMMENT: The proposed extension complies with the zone provisions for "Commercial Uses" in the Restricted Area By-law of the former Town of Bowmanville. Staff did not feel that it was necessary to present the �S � - 2 - proposed agreement to the Site Plan Committee because of the relatively minor nature of the proposed extension. Staff circulated the proposal and note that as a result of same, that the Owner will be required to apply to the Works Department for permission to have the existing building encroach on the Division Street road allowance.
