SUBJECT: By-law 154-79 - City of Oshawa
BACKGROUND:
By-law 154-79 of the Corporation of the City of Oshawa was
forwarded to the Planning and Development Department February 21, 1980.
The By-law rezones a parcel of land in the City of Oshawa as Special
Condition 92 to permit specific industrial uses.
COMMENT:
The subject parcel is located on Phillip Murray Avenue, bounded on
the west by Stevenson Road South and on the east by Park Road South. As
a result of its location, the subject rezoning does not affect the interests
of the Town of Newcastle. Accordingly, no action on the rezoning by-law
is necessary. The last date for filing objections is March 10, 1980.
RECOMMENDATION:
That the Planning and Development Committee recommend to Council:
1. That By-law 154-79 of the City of Oshawa be received and
filed.

EXPLANATION ,OP' THE PURPOSE AND I_I'IECT 01" _RY-LAW NUMBER 154-79
By-law Number 154-79 changes the land use designation
for an irregul,rr p,rrcel of land, houn(led on the west by Stevenson
Road South and on the south by Phillip Murray Avenue and on the
east by Park Road South as shown on the plan attached as Schedule
"C" to this by-law and on the revised Sheet Number 12 attached
hereto as Schedule "A" (which lands are presently designated as
M-lA and F) , to ,Hake those lands subject only to Special Condition
92 and the detailed regulations contained therein, which detailed
regulations shall be the only regulations governing the use of the
lan(]s , and by changing the land use designation For a further
parcel of lark] a,ljoining to the north frc_),n 1•'. to M-IA.
The rc'clrlations contained in Special Condition 92
pruv iIe separate re,3u I iL I on5 c four prrceIs of
tangy] shown as Parts 1 , 2, 3 , an(l 4 on Appendix "A" to Special
condition 92
The only uses permitted on the lands shown as part 1 on
Appe,i(3ix "A" to Special Condition 92 are for private parks and
which wil L preserve the

res i3ent ia1 uses to t_he south aril] east .
The lands shown as Parts 2 and 4 on Appendix "A" to
Special Condition 92 have been designated to permit uses such as
offices , research facilities , and warehousing which are limited in
scope by the reculations and will therefore have a substantially
reduced impact on existing and proposed residential areas to the
south and east .
The 1,3n:3s designated as Part 3 on Appendix "A" to
Special Condition 92 permit a somewhat ,nore intense industrial
use.
The chan3es in designation of the lands which are
changed from F to M-IA arises from a difficulty in interpreting
the exact limit f the lands designated MI-A by by-law 3415 as
originally enacted .
