Roy, indicated that due to apparent technical errors in the preparation of his subdivision submission that it was not possible for him to proceed with 18T-77002 as draft approved by the Ministry of Housing. Mr. Roy has submitted a revised plan now incorporating at total of eight single family lots rather than 10 single family lots as draft approved by the Ministry of Housing on November 22, 1979. Excerpts of both submissions are attached for information. COMMENT Town and Regional Planning, Works and Conservation Authority staff (letters attached) have reviewed the proposed revision to 18T-77002 and have no objection to the requested modification. - 2 - Staff note that lots 7 and 8 on the revised plan incorporate former lots 9 and 10. Staff further note that careful attention will have to be given to the siting of buildings on these lots. RECOMMENDATION: Planning Staff in accordance with the directions of the Planning and Development Committee (April 28, 1980) suggest that Council con- sider adopting the following resultion: "i "The Council of the Town of Newcastle hereby requests the Minister of Housing to revise draft plan of subdiv- ision 18T-77002 to show 8 single family detached lots in accordance with the attached plan. The Council of the Town of Newcastle hereby further requests that all conditions of draft plan approval applicable to 18T-77002 remain appli- cable to the revised draft plan." ROY Ministry of Housing, Plans Administration Division, Community Planning Review Branch, 56 Wellesley Street West, 8th Floor, Toronto, Ontario, M7A 2K4 Attention: Mr. J. Richmond Dear Sir: Subject: Town of Newcastle, Part of Lots 32 and 33, Concession 2 The Authority has recently been informed by the owner of the above site that a lot line adjustment has become necessary to the draft plan previously approved by the Minister in order to ensure that the plan's rear lot limits conform to site topography. The attached M-Plan indicates the lot layout as now proposed by the owner. Since the adjustment portrayed on the M-Plan does not affect our concerns for the site, we have no objections to this latest proposal and do not wish to change our previous conditions of draft approval . A recirculation of the new plan to the Authority is, in our opinion, not required. The Authority has issued the necessary permits for the site, and all conditions in these approvals remain unchanged, except that lots 9 and 10 no longer exist since these areas are now incorporated into new lots in the M-Plan. We trust you will make any changes necessary with respect to lot renumbering in the Minister's conditions of draft approval . Please contact the writer should you require further information.
