SUBJECT: TENDER SD87-4, SALE OF PROPERTY SOUTH-EAST CORNER OF
ORMISTON ROAD AND OLD SCUGOG ROAD, HAMPTON
RECOMMENDATIONS:
It is respectfully recommended that the General Purpose and Administration
Committee recommend to Council the following:
1. That this report TR-74-87 be received; and
2. That Gregory Steeves, Hampton, Ontario with an offer in the amount
of $5,000.00, be accepted for the sale of property located at the
south-east corner of Ormiston road and Old Scugog road, Hampton, in
accordance with all terms and conditions of Tender SD87-4; and
3. That the funds generated from the approved sale be credited to
Municipal Acquisition of Real Property.
BACKGROUND AND COMMENT:
Further to a previous recommendation from Council, deeming the above property
as surplus to the Town's needs staff have obtained an appraisal of property
located at the south-east corner of Ormiston Road and Old Scugog road, Hampton.
The appraisal received from Property Valuators and Consultants Ltd. ,
Bowmanville, estimated the value of the property at $30,000.00 based on the
highest and best use being a building lot for one residential unit. A "Sale by
Tender" was publicly advertised which provided an opportunity for any interested
party to submit an "Offer to Purchase".

The bids were received and tabulated as follows:
Bidder Bid Amount
Gregory Steeves $ 5,000.00
Hampton, Ontario
Douglas Smail $26,500.00
Whitby, Ontario
As a result of the fact that the subject property cannot be used as a building
based on Public Health Department and Septic System approval, the bid from Mr.
Douglas Smail, Whitby, Ontario has been withdrawn.
In discussions with the second bidder Mr. Gregory Steeves, (owner of the
adjoining property) the gentleman has agreed that should his offer be accepted,
the property will be merged and become one parcel of land. All cost associated
with the sale of this property would be at the expense of the bidder. See
attached letter from Mr. Steeves marked Schedule "A".
After further review of the bids by both Treasury and the Chief Administrative
Officer, it is recommended that the bid from Gregory Steeves, Hampton, Ontario
be accepted as offered.

Dear Sir/ Madam:
This letter is to confirm that our tender bid of
$5 , 000 . 00 submitted on September 16 , for the lot named the
Southeast corner of Ormiston St . and Scugog Road , Hampton ,
still stands and is a firm offer .
As per my telephone conversation with Lou Ann
Birkett , on October 23 , we will agree to the conditions of
sale as discussed . We will absorb the cost of land transfer
and this lot will adjoin to our existing deed and will
become one parcel of land .

this matter .
