REPORT NO. : P-128-81 SUBJECT: By-law 35-81 - Township of Scugog RECOMMENDATION: It is respectfully recommended that: 1. By-law 35-81 of the Township of Scugog be received and filed. BACKGROUND: By-law 35-81 of the Township of Scugog was forwarded to the Planning and Development Department on June 17, 1981. The By-law amends Restricted Area By-law No. 43-80 regulating the development of a plan of subdivision within the Hamlet of Utica, in order to permit an increase in the minimum lot area and lot frontage of the proposed plan of subdivision. COMMENT The subject lands are located in Lot 6, Concession 5, of the Township of Scugog and does not affect the interests of the Town of N - 2 - Newcastle. LOCATION OF LANDS>AFFECTED The lands affected by this By-law are located in part of Lot 6, Concession 5, Ward One of the Township of Scugog. The area in question is to the north of Regional Road No.21 and west of the rorad allowance between Lots 6 and 7, Concession 5. The site is delineated on the Zone Map forming part of By-law No. 43-80 which..is attached to.this By-law as an Appendix To' The Explanatory Note. EFFECT OF BY-LAW -The attached By-law serves to-increase the minimum lot area and frontage re- quirements for a Lot to be developed for -single-family residential purposes to 4,046 square metres and 36 metres respectively And to limit the maximum. number of .lots to thirteen as was given draft plan approval by the Minister of Hous-i ng.
