Report No. P-101-81 be received; and 2. The attached Agreement be executed; and 3. The Clerk be directed to prepare a By-law for the purposes of authorizing the execution of the attached Development i Agreement for submission to and consideration by Council at its meeting of June 1, 1981. BACKGROUND: Staff have recently received the above-noted application for Site Plan approval. The subject site includes the existing Port Darl- ington Marina Hotel and will include lands east of Simpson Avenue, sub- ject to a purchase and sale agreement between Mr. Gill, Owner of Port Darlington Marina Hotel and the Town of Newcastle. The site plan agreement q1 i 2 will allow for the construction of additional commercial facilities adjacent to the Marina area in the form of seasonal resort units and on the lands east of Simpson Avenue expanded marine commercial uses in the form of boat storage facilities (please refer to Schedule "C" of the Development Agreement for additional details of the proposed expansion) . COMMENT: In accordance with the Department's procedures, the application was circulated, along with the proposed rezoning of the site, to various agencies and departments for comments. As these lands are within the flood susceptible area defined by the Central Lake Ontario Conservation r Authority, their comments were particularly important and have been sum- marized in the Report in respect of the rezoning application for consider- ation to the Committee. The draft agreement and revised site plans have been reviewed with the applicant and all changes agreed to. The proposed agreement has been signed by the owner and it would now be appropriate to forward the agree- ment to Council for execution provided that the Committee wishes to recommend approval of the accompanying rezoning application.
