SUBJECT: BY-LAW NUMBER 83-81 - THE CORPORATION
OF THE TOWNSHIP OF SCUGOG
RECOMMENDATION:
It is respectfully recommended that the
General Purpose and Administration Committee
recommend to Council the following:-
1 . That By-law 83-81 of the
Township of Scugog be received and filed.
BACKGROUND AND COMMENT:
By-law Number 83-81 of the Corporation of the Township of Scugog
was forwarded to the Planning and Development Department on January
12, 1982. The subject By-law amendment rezones a portion of the
Bruce Seagrave Subdivision located in Part of Lot 24, Concession
12 within the Township of Scugog. The By-law would establish a
minimum lot area requirement 5,500 square metres for lands
situated in this subdivision.
The subject parcel is located in an area of the Township of
Scugog which would not affect the interests of the Town of

Newcastle' Therefore, no action on the rezoning by-law is
required. However, the last date for filing objections was
February 2, 1982.

The purpose of the By--;yaw is to establish that the minimum. lot area shall
be 5500 sq. metres for the Bruce 5eagrave Subdivision situated on the west
side of Brunon Ave. on pant of slot 24, Conc. 12.

BEING A BY-LAW TO- AMEND ZONING BY-LAW NO.
75-80 AS AMENOEO'BY BY-LAW 72-81 WITH RE-
SPECT TO THE ESTATE RESIDENTIAL EXCEPTION.
ZONE (ER-1) .
WHEREAS the Council '_of the Corporation of !the Township
of Scugog has given due consideration to this .miatter and. further
considers it be desirable to amend Restricted Area.-.By-Law No.
75.-80 as amended by By-Law 72-81 .
AND -WHEREAS the materials herein set forth- are considered
to be in �onformit} with the Official P.1 an of the fiownship of
Scugog;
! ' NOW THEREFORE THE COUNCIL OF THE CORPORATION -OF .THE
TOWNSHIP OF SCHGOG Hereby Enacts As Follows .
1 . That Section 4 .5. 4. 1 , Estate Residential Exception (ER-1)
Zone of Restricted . Area By-Law 7.5-80 .as' amended by By-Law
72-81, be and :the sane is h.e-reby further amended. by inserting
the ` following' '"and the minimum lot area requirement shall
be 5500 square metres" after the word metre -in the seventh
I.in-e such that the subsection reads , as follows:. .
4..5 .4.. SPECIAL ZONE CATEGORIES - ESTATE RESIDENTIAL (ER)
ZONE
4 .5.4. 1 ESTATE RESbOENTIAL EXCEPTION ONE (ER-1) ZONE
f Notwithstanding the minimum lot frontage requirement
l for a single-family detached dwelling house within
}' the Estate Residential (ER) Zone as set forth under
Section 4 . 5 . 2. (b) ' hereof to the contrary, within the
Estate Residential Exception One (ER-1) Zone as
delineated . on the Zone Map attached.hereto. .on .
Ei Schedule "Al" and forming part of this By-Law, the
i f minimum lot frontage requirement shall be 45 metres
{ and the minimums lot area requirement shall be 5500
square metres. In all - other respects the provisions
of the Estate Residential (ER) Zone shall apply and
be complied with.
j! 2 . That this By Law shall come into force and effect on the date
i it is passed by the Council of the Corporation of the
Township of Scugog, subject to the approval of the Ontario
Municipal Board.
