REPORT NO.: P--1` 7-79 SUBJECT: Subdivision Agreement - William and Viola Ashton - Solina The attached subdivision has been negotiated by Town staff in accordance with the terms and conditions, recoraniencled by Town Council *kti, I and approved by the 1 IiStl.7v of: Housing. The agreement is based on the Standard Form of Subdivision used for small subdivisions on private services, and provides for the develop- ment of the subdivision in two stages. The proposed agreement has been reviewed by Department Heads and has been revised to incorporate their concerns. The only contentious issue in respect of this agreement is the staging plan proposed by the applicants. Since the applicants are committed to sell several lots in the northern half of the subdivision, the first stage proposed for develop- ment includes lots 2, 3, 4, 5, 6, 7 and 8, as shown on schedule "B" to the Agreemenh Ints 1, 9, 10, 11 and 12, as well as the connection of Hillside Road to the 6Lh Concession would be included in the second stage. ._ 2 ._ Lt is noted that.: Town Council, by resKuti.on in. It is noted abov<, that the app i.i ant will be proceeding with the subdivision plan in two phases desp[ru earlier discussions :in this respect, ShaEf wish to make the Committee aware that. the Davis subdivision plan abuts this plan of subdivision and will he dependent on the com— pletion of this Plan for access. As the yearly growth allocation for Solina has been allocated to this plan, the Davis plan will not be in a position to proceed to the building permit stage for some time. ;staff note that the Ashton :subdivision submission predates the Davis proposal by several years .and may he considered in that light. In reviewing the subdivision agreement, staff note that a revision to clause 2(e) on Schedule G to the agreement (page 27) is required. The applicant is to submit a revised Schedule: G for inclusion in the agreement: prior to execution by Councdl. That tb.e Planning and Development Committee recommend to Town Council_ that: the subdivision agreement for the.
