(416) 263-2231 REPORT TO THE PLANNING AND DEVELOPMENT COMMITTEE MEETING OF August 23, 1979. REPORT NO.: P-146-79 SUBJECT: Letters from Mr. and Mrs. G. Etcher, 111 High Street Mr. & Mrs. G. Wreggitt, 109 High Street Regarding development of Proposed Plan of Subdivision 18T-74067 BACKGROUND: The attached correspondence noted above was received by the Planning and Development Department on August 4, 1979. The owners of 109 and 111 High Street are concerned that the development of the pro- posed plan of subdivision 18T-74067 will not permit development of the rear of their properties. Staff met with Mr. M. Zygocki of Cean Investments, proponent of 18T-74067, in respect of the design of his subdivision plan subsequent to receipt of the above mentioned letters. Mr. Zygocki has submitted an alternative design for his proposed plan of subdivision (display) which replaces formerly approved sheet townhouse units with single detached and semi-detached housing units. The plan of subdivision will permit access to the rear of 109 and 111 High Street allowing the creation of possibly 3 residential lots. Mr. Zygocki has advised staff that he will - 2 be contacting the owners of 109 and 111 High Street directly in respect of his subdivision plan. COMMENT: Staff foresee no difficulty in the future creation of lots in the rear yards of 109 and 111 High Street. Staff note that severance applications will be required. For the information of the Planning and Development Committee, staff has forwarded copies of the revised plan of subdivision to the Regional Works Department for comments in respect of the servicing of the proposed plan. Staff will be reporting to the Committee on the Cean Investments proposal in the near future. RECOMMENDATION: That the Planning and Development Committee: 1. Receive this report for information, and 2. Request the Committee Secretary to forward copies of this Report with copies of the revised subdivision plan to Mr. and Mrs. C.
