SUBJECT: Subdivision Agreement -- East Woodbridge Developments Ltd ,
Newcastle Village
The attached subdivision agreement has been negotiated by Town

staff in accordance with the terms and conditions recommended by Town
Council and approved by the Ministry of Housing.

The subdivision agreement follows. the standard form of agreement
i
and includes provisions for the pre.--servicing of the subject :Lands
and the payment of $150.00 per dwelling unit to the Village of Newcastle
Hydro Commission towards the costs of providing hydro service.

The agreement has been reviewed by staff following redrafting by
the solicitors, for ]East Woodbridge Developments Ltd. and is acceptable
provided the following changes to Schedule G are made.
Section 9 (a) 1 Screen Planting
This section should be revised to:
"Along the west limit of Lots 3 to 5 inclusive.''
Section 11 (B) This section should be revised to:
"Estimated Costs
Total Construction $25,000
Total Developers Share $31,250.''

RECOMMENDATION:
1. That the Planning and. Development Committee recommend
that the attached subdivision agreement for East:
Woodbridge Deve—lopmen.ts Ltd. be executed by Council
with the above mentioned changes to Sections 9(a)l and
11(B) ; and
2. '1hat. upon. resubmission of the revised subdivision agree-
ment: by East Woodbridge Developments Ltd. that a By--law a,
be prepared and adopted by Council for the purposes of
executing the agreement.
