Bloor St. eastern limit of Lot 35, and Farewell Creek BACKGROUND: The subject application was submitted to the Town in March of I 1977 and was presented to the Planning and Development Committee for information and direction in March of 1977 and was presented to the Planning and Development Committee for information and direction in August of that year. The Committee subsequently instructed staff to I i prepare a preliminary report on the application. �l ✓ e( s� II 2 - COMMENT: Subdivision application 18T-25449 by Gatehouse Holdings Ltd. is located within the "Courtice Urban Envelope" at the northeast corner of Bloor Street and Townline Road. The application covering I 57-2 area represents a portion of the applicant's total land holdings. I The remaining lands are outside of the Courtice Envelope and have been referred to the Ontario Municipal Board as referrals R-46 and R-47 I under the Durham Regional Official Plan. i To date, staff have been unable to evaluate the submitted I plan because of their involvement with the Municipal Board Hearings on the Courtice Heights Subdivisions in 1978 and more recently because of the need for an "Urban Area Plan" for Courtice. Staff note that the original submission by Gatehouse Holdings was a "conceptual" plan only, in that it did not include information i as to lot dimensions and proposed development densities. A further submission to the Ministry of Housing did, however, contain additional information and did include some revisions to the "conceptual" version. I On the basis of the proposed "Urban Area Plan for Courtice" I presently under review, the Gatehouse Holdings proposal will require I redesign in order to accommodate the possible collector road pattern and in order to adjust the proposed density of development to reflect the population target allocated to this neighbourhood. Staff feel that it would be appropriate to review the proposed subdivision plan further during the preparation of the neighbourhood development plan for this area (assuming approval of the "Courtice Urban i Area Plan") . Until that time, staff will endeavour to provide more I i 3 - detailed comments on the proposed plan directly to Gatehouse Holdings, time permitting. i RECOMMENDATIONS: i 1.
