SUBJECT: Courtice Urban Area Plan, Town of Newcastle - Attached
Letter from Mr. J. Riznek, re; Special Commercial Study
Area
BACKGROUND:
Mr. J. Riznik delivered a copy of the attached letter and
met with staff prior to the Public Meeting of April 25, 1979 in
respect of the Courtice Urban Area Plan.
COMMENT:
Mr. Riznek briefly explained his suggestions as to the size
of the "Special Commercial Study Area". He was advised that his con-
cerns would be considered in the context of the current examination
of the Urban Area Plan and that it was possible for some modifications
to the size of the "Commercial Area" to result from that special study.
RECOMMENDATIONS:
That the Planning and Development Committee recommend to
Council:
"That the letter of April 29, 1979 from J. Riznek be
received for information, and that Mr. Riznek be advised
that his comments in respect of the "Special Commercial ,,��

Study Area" will be considered by staff in their
review of the proposed Courtice Urban Area Plan."

I am the owner of approximately 20.36 acres of land in Concession 2
Lot 34 being on the north side of Highway Number 2 south of 0usb Road.
I have awaited the installation of sewer and water before seriously
considering the development of this land. Now that the services are
here, right through my Iuu6, it is not being considered in the "Special
Commercial Study Area". As o matter of fact the area to be studied
comes right to my western boundary.
The demarcation line is right in the middle of the block.
This is very poor planning. A more realistic line for o change
in land use is either the road or the valley. Not in the centre
of a block. I um/ sure that your planners would agree that u better
development could Lake place provided the line between land uses is u
road or u valley.
With this large u parcel of land it nooI6 be ideal as u commercial
site because it wouldn' t require an assembly of numerous small parcels
of )nnJ with homes or existing businesses already on them.
On the proposed Cuu6 Use yIao and the Transportation Network Plan
7ooley/o Road is shown designated as u Collector Road conn ecting event-
ually with a proposed cnteooiuo of Adelaide . This further confirms

my feeling; that this site should be kept in the "Special Commercial
Study Area".

land or at least the front 500 - 600 feet in the area to be studied,
