Report No: PD-196-82
BACKGROUND AND COMMENTS:
* A copy of the attached letter was received by the Planning
and Development Department on November 10, 1982. The letter
from the Ministry of Municipal Affairs and Housing indicates
that the draft plan approval of 18T-75362 is to lapse on
January 23, 1983. In reviewing this request, staff note
that the requested draft plan extension is required in order
to allow the Municipality and the developer additional time
to negotiate the required subdivision agreement. Staff note
that negoitations are presently nearing completion, however,
final execution of the subdivision agreement may extend
further than the expiry date of January 23, 1983.
In that regard, staff have no objection to the approval of a
further one year extension in draft plan approval of
18T-75362. However, prior to the expiry of draft plan
approval in 1984, the plan would again be reviewed.

Sirs :
Draf' approval of this plan will lapse on January 23, 1983.
'UN ` As yp may know, it is your responsibility to request
y n xt nsion, with reasons, well in advance of the
p ng date.
Ple4ze Note: We have recently changed our procedures
extens ons to draft approval for plans of subdivisions
n the Regional Municipality of Durham.
In the past, we required you to secure a council
resolution in support of an extension before we would
grant it. This procedure involved considerable amounts
of time for owners , staff and council, with few concerns
being raised. We have therefore tried to simplify the
procedure.
Your request for extension with reasonst is now to be
submitted -directly- to this of ice e ore the aPs n
date, with copies to the munici.pa ity and legion- al
p=anning department for information.
The local municipality has been supplied w; th a list
of draft approved plans and their lapsing dates in
order to undertake an ongoing review. If, for some
reason, council feels and extension is unadvisable,
we have asked them to inform us directly before the
lapsing date. If we do not hear from them, we assume
no objection and will process the extension request.
A similar procedure has also been set up with the
regional planning department.
We hope this procedure will reduce the amount of time
spent on extensions; Should there be any concerns
expressed, we will advise you before the lapsing date.

Your co-operation with this new procedure would be
appreciated. Please remember , that once draft
approval has lapsed, it cannot be reinstated. A
new application would have to be submitted to the
Regional Municipality of Durham.
Yours truly
