STAFF COMMENTS: The Central Lake Ontario Conservation Authority (C.L.O.C.A. ) Staff were concerned with the possible impact upon the Maple Grove Forest Block. After discussions between C.L.O.C.A. and the applicant, the objectives of Section 1.2.2 of the Durham Regional Official Plan were satisfied. The concerns outlined by this Section revolve around the preservation of Environmentally Sensitive areas. By limiting the zone to 99.06m (325 feet) in depth, the Staff at C.L.O.C.A. were satisfied that the impact could be limited. The Conservation Authority will still require that their approval be obtained for the location of any building to be placed on the site. As a further control , C.L.O.C.A. will be requesting that certain restrictive covenants be registered against the title of the property. There have been no further issues raised since the last report and Staff are of the opinion that the concerns of C.L.O.C.A. have been more than adequately addressed. Staff also notes that this proposal conforms to the Council Policy Statement regarding Node and Cluster development, and no other agency has raised any objections to the proposal . Staff would respectfully recommend that the Committee endorse the * application and forward this report and the attached by-law to Council for approval . Respectf A tted, CC: Mr. J . Victor, Q.C.
