OF DARLINGTON OUR FILE: O.P.A. 3.12.1 (AMENDMENT NO. 2) RECOMMENDATIONS: It is respectfully recommended that the General Purpose and Administration Committee recommend to Council the following: 1. THAT Report PD-259-86 be received; and 2. THAT the application for Amendment No. 2 to the Solina Hamlet Plan , to permit the total residential development in Area "D" to thirteen (13) residential units, be approved. BACKGROUND AND COMMENT: On August 25, 1986, Staff received applications for amendment to the Zoning By-law and Hamlet Plan to permit the development of thirteen (13) Residential Hamlet lots. This application submitted by Mr. V. Huttman on behalf of 677922 Ontario Limited is for 6.51 hectares of land in Part of Lot 24, Concession 5, former Township of Darlington (Solina). Since filing the applications for rezoning and an alteration to the Hamlet Policy for Solina, the applicant has filed a draft Plan of Subdivision. Staff is currently circulating the Plan of Subdivision. A recommendation on the Subdivision will be forwarded after the finalization of the Plan. . . .2 e AMENDMENT NO. 2 TO THE HAMLET DEVELOPMENT PLAN FOR THE HAMLET OF SOL I NA 1 . Purpose of Amendment The purpose of Amendment No.2 to the Hamlet Development Plan for the Hamlet of Solina, is to increase the permitted density of new development to thirteen (13) units from nine (9) units. 2. Basis of Amendment The amendment to the Solina Hamlet Development Plan is based upon a desire by the Town of Newcastle, to permit new residential development to proceed based on a Plan of Subdivision and appropriate Engineering Reports. 3. Actual Amendment (i ) Schedule "A" to the Hamlet Development Plan for the Hamlet of Solina, is hereby amended by substituting "13" for "9" as the maximum number of residential units in Area "D".
