PROPOSED REVISIONS TO DRAFT APPROVAL PLAN 18T-85030 FOSTER CREEK DEVELOPMENTS PART LOT 29, CONCESSION 1, NEWCASTLE VILLAGE RECOMMENDATIONS: It is respectfully recommended that the General Purpose and Administration Committee recommend to Council the following: I . THAT Report PD-192-86 be received; and 2. THAT the Region of Durham be advised that the Town of Newcastle has no objection to the revision of Draft Approved Plan 18T-85030 to include Block 75, Plan IOM-776 and to increase the number of proposed lots from 77 to 82, as indicated on Attachment No. 1 hereto; and 3. THAI' a copy of Council ' s decision with respect to this matter be forwarded to the Region of Durham and the applicant. BACKGROUND AND COMMENT: On July 2, 1986, the Town received a letter from Foster Creek Developments requesting that Block 74, Plan 1OM-776 be incorporated into Draft Approved Plan 18T-85030. The letter also noted that there was a slight increase in the number of lots proposed in Plan 18T-85030 due to more accurate measurements. The applicant has requested the Region to . . .2 REPORT NO.: PD-192-86 Page 2 revise Plan 18T-85030 to reflect these changes. A Plan showing the proposed revisions was submitted to the Town with the * letter (see Attachment No. 1) . Staff note that Block 74, 1OM-776 was reserved for future development and that the Region has advised that it may be possible to incorporate Block 75, Plan 10M-776 into Plan 18T-85030. The revised plan as submitted by the applicant proposes an additional five (5) lots within Plan 18T-85030. Staff have reviewed the revised plan and note that the proposed revisions do not involve any change to road patterns and that all the proposed lots conform to the frontage and area requirements of the "R1" zone of By-law 84-63. It is therefore recommended that the Region be advised that the Town has no objection to the incorporation of Block 74, Plan 10N1-776 into Plan 18T-85030, and an increase in the number of proposed lots from 77 to 82.
