SUBJECT: RETAIL MARKET ANALYSIS - PROPOSED LOCAL CENTRAL AREA
LINCHRIS HOMES LIMITED - FILE: OPA 85-20/ND
RECOMMENDATION:
It is respectfully recommended to Council the following:
1 . That Report PD-107-85 be received for information.
BACKGROUND AND COMMENT:
On July 2, 1985 the General Purpose and Administration Committee
resolved to table staff report PD-101-85 (attached) for one week
pending a further report to Council .
Staff met with the proponents on July 4, 1985 to discuss their
proposal . The proponents have indicated they will prepare for
staff a detailed proposal addressing our design considerations.
However, based upon our own review, staff do not feel that the
proposal can be accommondated on this site without significant
deviation from current zoning provisions. These matters aside
staff still feel that it would be prudent for Council to request
a market impact analysis prior to considering the proposed
Official Plan amendment as recommended by report PD-101 -85.
