PART LOT 8, CONCESSION 2, FORMER TOWN OF BOWMANVILLE FILE: DEV 88-42 i RECOMMENDATIONS: It is respectfully recommended that the General Purpose and Administration Committee recommend to Council the following: 1. THAT Report PD-150-88 be received; and 2. THAT application to amend the Town of Newcastle Comprehensive Zoning By-law i 84-63, as amended, submitted by Durham Region Non-Profit Housing Corporation be referred back to Staff for further processing and the preparation of a subsequent report upon receipt of all outstanding comments; and 3. THAT a copy of Council's decision be forwarded to the applicant. i i 1. BACKGROUND: 1.1 On May 5, 1988, the Town of Newcastle received an application for amendment to the Town of Newcastle Comprehensive Zoning By-law 84-63, as amended. The application submitted by Durham Region Non-Profit Housing Corporation would permit the development of a Site Plan proposing Sixty (60) Rental Townhouses. . . .2 REPORT 0O. : PD-160-88 PAGE 3 _______________________________________________________________________________ 1.2 Staff would note for the Committee's information that, pursuant to O0000iI'o resolution on July 26, 1982 and the requirements of the Planning Act' the appropriate aignage acknowledging the application was installed on the subject lands and surrounding property owners were advised of the proposal. 3. OFFICIAL PLAN CONFORMITY: 2.1 The subject property is presently designated "Residential" in both the Durham Regional Official Plan and the Newcastle Official Plan (BovmxauvilIe Major Dcbno Area) . The Plan proposes an overall density of 29.7 units per net residential hectare. This is in conformity with the Town's official 9Iau policies (30 units per net residential hectare) for low density residential. 3. COMMENTS: 3.1 To date, comments have been received from only three (3) of the commenting agencies. Agencies which have responded include Newcastle Fire Department; Newcastle Hydro Electric Commission; and Ministry of / Transportation. All three (3) agencies, in responding, offered no objection to this proposal. 4. RECOMMENDATION: Based on the information presented above and the number of comments still outstanding, Staff are not presently in a position to make a final recommendation on the subject application. Staff recommend REPORT N0. : PD-I48-88 PAGE 3 _______________________________________________________________________________ that, at such time as all outstanding comments and necessary studies are received, Staff will be in a position to write a report making a final recommendation on said application.
