PD-96-88 FILE #: 18T-76027 SU&JECT: EXTENSION OF DRAFT APPROVAL - COURTICE HEIGHTS DEVELOPMENTS LTD. PART LOTS 31 AND 32, CONCESSION 2, FORMER TWP. OF DARLINGTON FILE: 18T-76027 RECOMMENDATIONS: It is respectfully recommended that the General Purpose and Administration Committee recommend to Council the following: 1. THAT Report PD-96-88 be received; and 2. THAT Council adopt the following resolution: "THAT the correspondence from W.D.M. Consultants, dated April 6, 1988, be received and the Ontario Municipal Board be advised that the Corporation of the Town of Newcastle has no objections to the extension to the draft plan approval of Plan 18T-76027 to June 12, 1989"; and 3. THAT the request in Condition No. 2 above be forwarded to the Ontario Municipal Board and that Courtice Heights Developments Limited be so advised. BACKGROUND AND COMMENT: A copy of the attached letter was received by the Planning Department on April 6, 1988. The letter addressed to the Ontario Municipal Board, from Mr. William Manson, on behalf of Courtice Heights Developments Limited, requests approval for an additional one (1) year extension in draft approval of Subdivision 18T-76027 . . .2 REPORT 0O^ : PD-96-88 PAGE 2 J~� _______________________________________________________________________________ located in Part of Lot 31, Concession %, former 9oxmzob' of Darlington. Staff would note for the Committee's information that Phases I and II (PImua 10M-790 and IOM-793) have been registered and are presently being developed. Furthermore, it is noted that it is the intention of Courtice Heights Development Limited to register the remaining Phases shortly. In consideration of the above-noted comments, Staff would have no objections to the extension of draft plan approval for a further one (l) year period to June 12" I989 with respect to PImo 18T-76037. Courtice Heights Developments hereby requests that the Ontario Municipal Board grant a one year extension of this draft approval. Two phases of this subdivision have already been registered as Plan 10M-790 and Plan 10M-?92. All clearance letters are in the Board' s possession with respect to the final approval of three more phases. Registration of these three phases is expected in the next few weeks and servicing is currently underway. As regards the last two phases of this draft plan of subdivision adjacent to Trull' s Road, the strength of the housing market is such that further registrations are expected this Fall. A trunk watermain currently crosses these phases in order to supply water to the aforementioned five phases registered or nearly registered.
