REPORT TO THE GENERAL PURPOSE AND ADMINISTRATION COMMITTEE

SUBJECT: SALES OFFICE AGREEMENT - RIDGE PINE PARK INC.
TOWN OF NEWCASTLE - RIDGE PINE PARK
RECOMMENDATION:
It is respectfully recommended that the General Purpose and
Administration Committee recommend to Council the
following :
1 . That Report PD-104-84 be received; and
2. That pursuant to the provisions of the
Agreement between the Town of Newcastle and
Ridge Pine Park Inc. dated May 2.4, 1983,
registered August 15, 1983 - Instrument No.
1365, an extension to the time period of five
(5) years , thereby expiring on May 24, 1990 be
approved; and
3. That Ridge Pine Park Inc. be so notified of the
extension and date thereof.

COMMENTS:
Pursuant to the Agreement between the Town of Newcastle and
Ridge Pine Park Inc. entered into on May 24, 1983, it was
agreed between the parties that the developer was given
permission to establish and set up temporary sales office
and four model mobile homes for the purposes of "pre-
selling" the development for a period not to exceed one (1 )
year from the date of execution of the agreement by the
Municipality. Any extension of this time period would
require the written consent of the Municipality.
By correspondence dated April 12, 1984, an extension, as
long as possible, was requested by Mr. Andrew Orr on behalf
of Ridge Pine Park Inc. In consideration of the size and
scale of the development , Staff would have no objections to
an extension to the Agreement for a further period of five
(5) years . Staff would note for Committee' s information
that the Development Agreement pertaining to the subject
development , has been complied with to date, and that the
Town holds sufficient securities in the form of a Letter of
Credit to cover any external works which might be
outstanding.
Accordingly, Staff would have no objections to an extension
as noted and contained within the recommendations of this
report.

RE: RIDGE PINE PARK INC. - CORPORATION OF THE TOWN OF NEWCASTLE - SALES
OFFICE LAYOUT AGREEMENT
Pursuant to our recent telephone conversation with your office on April 11,
1984, please accept this letter as our request pursuant to Paragraph 2 of
the above Agreement for an extension of the time frame outlined in Paragraph 2.
We would like an extension as long as possible and since the current
Agreement expires on or about the end of May of this year your immediate
attention to this request would be appreciated. If we can provide you with
any further information please advise.
