BANK (FORMERLY RIZNEK CONSTRUCTION- FILE: 18T-81015) PART LOT 34, CONCESSION 2, DARLINGTON RECOMMENDATION: It is respectfully recommended that the General Purpose and Administration Committee recommend to Council the following : 1 . That Report PD-107-84 be received; and * 2. That the attached By-law to amend Zoning By-law 2111 , as amended , be forwarded to Council for approval . . ..2 i I �AA -V _ REPORT NO. : PD-107-84 Page 2 BACKGROUND: On February 22, 1984, the Planning Department received an application submitted by the Toronto-Dominion Bank to rezone a 8.13 hectare parcel of land located in Part of Lot 34, Concession 2, former Township of Darlington. The purpose of the rezoning was to implement the development of an eighty- five (85) lot residential Plan of Subdivision and Commercial Block as draft approved by the Region of Durham, January 27, 1983. In accordance with departmental procedure , the application was circulated to obtain comments from other departments and outside agencies. Staff would note for Committee' s consideration and information, the majority of the comments received pertaining to the rezoning expressed no objections to the rezoning of the property. Responses expressing no objections were received from the following : Town of Newcastle Works Department, Region of Durham Planning Department, Town of Newcastle Fire Department , Town of Newcastle Building Department, Town of Newcastle Community Services Department, Central Lake Ontario Conservation Authority. Staff would note that the above departments/ agencies did provide comment with respect to the Plan of Subdivision when it was being considered for approval and that the comments/concerns expressed reflected the draft plan as recommended for approval , and/or to be included within the Subdivision Agreement. Pursuant to Council 's policy requiring applicants to provide public notice in respect of any rezoning application , an informational sign was installed upon the subject property . . .3 REPORT NO. : PO-107-84 Page 3 identifying the requested rezoning along with the date and location of the public meeting in accordance with the requirements of the Planning Act. Staff would note for * Committee 's information, the attached by-law amendment has been prepared in consideration of the conditions of draft approval as requested by the Town of Newcastle, thereby implementing Plan of Subdivision 18T-81013. In consideration of the above, Staff would have no objection to the approval of the By-law amendment attached hereto , and as identified within the recommendations of this report.
