SUBJECT: SUMMARY OF COMMITTEE OF ADJUSTMENT
APPLICATIONS FOR THE MEETINGS OF
APRIL 25 and MAY 23, 1984
RECOMMENDATION:
It is respectfully recommended that the General Purpose and
Administration Committee recommend to Council the
following:
1 . That Report PD-121-84 and the minutes of the
Committee of Adjustment meeting of April 25
and May 23, 1984 be received for information.
BACKGROUND AND COMMENT:

For the information of the General Purpose and
Administration Committee, staff have prepared the attached
list of applications to the Committee of Adjustment for the
meetings of April 25 and May 23, 1984. This list includes
the file number, applicant' s name, site location, type of
variance requested, Official Plan Conformity, By-law
Conformity, staff's comments on the applications and the
Committee of Adjustment 's decision.

Application was made for relief from zoning by-law requirements in order
to permit the applicant to continue the use of a lot with a lot frontage
of 100 ft. and an area of 20,000 sq. ft. , instead of the required 150
ft'i frontage and area of 37,500 sq. ft. , with an existing single family
dwelling having side yards of 13.8 feet and 17.29 feet, instead of
the required 20 ft. side yards.
James Wilbur appeared in support of this application. Mr. & Mrs.
McCullough and Mr. and Mrs. James appeared with interest in this
application. No other person appeared in support of or in opposition
to this application.

required 10.5 m (35 ft. ) rear yard and maintaining the existing non-
conforming front yard and exterior side yard.

of 48 feet, instead of the required 50 ft. frontage with an existing
single family dwelling having a side yard of 1 .9 feet, instead of the
required 1 .25 m (4 ft. ) side yard.

frontage of 73 feet, instead of the required 90 ft. frontage.
Dr. & Mrs. Cowman appeared in support of this application. Mr. Moase
appeared with interest in this application. No other person appeared
in support of or in opposition to this application.

"THAT as the proposed new parcel of land will have a
frontage of 73 feet, which is similar in frontage to
most of the other lots in the immediate area, and is an
infilling situation to complete the lots on this side
of the street, permission is GRANTED to sever the
parcel with a frontage of 73 feet, instead of the re-
quired 90 ft. frontage. This approval is subject to
the approval of the Official Plan Amendment as considered
by the Town of Newcastle Coun cil on June 27, 1983 which
was to accomodate Urban severance applications and to
permit development of existinglots of record, conditional
on Health Unit approval , subject to satisfying the
requirements of Regional Municipality of Durham."

Application was made for relief from zoning by-law requirements in
order to permit the applicant to construct a single family dwelling,
leaving a front yard of 4.7 m and an exterior side yard of 4.7 m,
instead of the required 6 m front yard and exterior side yard and
a rear yard of 4.2 m, instead of the required 7.5 m rear yard.
