SUBJECT: APPLICATION FOR REZONING - FILE: DEV 84-23
COURTICE HEIGHTS DEVELOPMENT
PART LOT 30, CONC. 3, DARLINGTON
RECOMMENDATION:
It is respectfully recommended that the General Purpose and
Administration Committee recommend to Council the
following :
1 . That Report PD-134-84 be received; and
2. That the application submitted by Mr. W.
Manson, on behalf of Courtice Heights
Development to rezone a 5.297 ha parcel of land
in Part of Lot 30, Concession 3, former Twp. of
Darlington, from "R3-Residential" and
"D-Deferred Development" to "A Special
Provision By-law" to permit the development of
70 Townhouse units, one Apartment with 96 units
and a Neighbourhood Convenience Commercial
Block be received and referred to staff for
processing and a subsequent report and public
hearing.

BACKGROUND:
On June 15, 1984, the Planning Department received an
application submitted by Mr. W. Manson on behalf of Courtice
Heights Development to rezone a parcel of land located in
Part of Lot 30, Concession 3, former Township of Darlington
* (see attached map) . The purpose of the rezoning would be to
permit the development of a residential/commercial complex -
70 Townhouse units, one Apartment Block with 96 units and a
Neighbourhood Convenience Commercial Block.
* The application has been circulated to various agencies and
Town departments for their comments, and attached is a copy
of the circulation letter and key plan for Council 's
information.
It is recommended that the application be received for
information and referred back to staff for a subsequent
report. At such time as the necessary circulation has been
completed, staff shall schedule this application for a
public meeting of the General Purpose and Administration
Committee pursuant to the requirements of the Planning Act.

The Town of Newcastle Planning and Development Committee is considering
