SUBJECT: APPLICATION FOR REZONING - PORT DARLINGTON
MARINA HOTEL LTD.
PART LOT 10, B.F. CON. , BOWMANVILLE
FILE: DEV 83-38
RECOMMENDATION:
It is respectfully recommended that the General Purpose and
Administration Committee recommend to Council the
following :
1 . That Report PO-9-84 be received; and
2. That the application submitted by Port
Darlington Marina Hotel Ltd. to rezone a
5150 square metre parcel of land in Pt Lot 10,
R.F. Concession , former Town of Bowmanville ,
to permit the development of a townhouse and
recreation complex - Condominium; be referred
to staff for processing and a subsequent
report and public hearing.

BACKGROUND:
On December 6, 1983, Planning Staff received an applicant
submitted by Port Darlington Marina Hotel Ltd. to rezone a
5150 square metre (55,435 square feet) parcel of land in
Part Lot 10, B.F. Concession ; former Town of Bowmanville
(see attched map) . The purpose of the rezoning would be to
permit the development of a townhouse - recreation complex -
condominium development.

The application has been circulated to various Town
Departments and other agencies for comment and attached is a
copy of the circulation letter and key map for Council 's
information .
It is recommended that the application be received for
information and referred back to Staff for a subsequent
report. At such time as the necessary circulation has been
completed, staff shall schedule this application for a
public meeting of the General Purpose and Administration
Committee pursuant to the requirements of the Planning Act .
Staff would furthermore note for Committee' s information
that an Official Plan Amendment - "83-33/D" - to permit the
Townhouse - recreation complex - condominium development has
been filed with the Regional Municipality of Durham along

with a plan of Condominium (18CDM83-002). Accordingly, the
requested by-law amendment will require the approval of
Official Plan Amendment 83-33/0.

The Town of Newcastle Planning and Development Committee is considering
an application for an amendment to Zoning By-law #1587 and, pursuant to
its procedure for processing applications, wishes to obtain your
comments before submitting its recommendations to the Town of Newcastle
General Purpose and Administration Committee for the meeting in
February, 1984.
The application is summarized as follows:

9. Proposed Use and Description of Applicant's Project: Townhouse
Condominium Development

permit permanent (year-round) private occupancy of Townhouse units

above-noted use
