OF DARLINGTON PROPOSED REVISIONS TO DRAFT PLAN RECOMMENDATION: It is respectfully recommended that the General Purpose and Administration Committee recommend to Council the following : 1 . That Report PD-96-84 be received; and 2. That the Region of Durham be advised that the Town of Newcastle has no objections to the approval of revised Plan of Subdivision 18T-81034, dated February 10, 1984, subject to the inclusion of a "daylight triangle" and 0.3 metre reserve (Blocks 207 and 208 respectively) as noted on the previously draft approved plan. . . .2 (t j REPORT NO. : PD-96-84 Page 2 BACKGROUND: Draft approval to Plan of Subdivision 18T-81034 was issued by the Region of Durham June 3, 1983, subject to the conditions set out in a letter dated May 10, 1983 addressed * to the applicant. A portion of the draft plan as attached hereto, illustrates the use of a cul -de-sac providing access to eight (8) residential lots. A request submitted through the Region has been received by Staff, thereby eliminating the cul-de-sac. The redesign as shown, reduces the number of potential lots by two (2) . The Town of Newcastle Works Department, in reviewing the application, indicated that they would have no objections to the elimination of the cul -de-sac. Staff would note for Committee's information , that in reviewing the proposal , the provision of a "daylight triangle and 0.3 metre reserve" shown as Blocks 207 and 208 respectfully on the previously issued draft plan , located at the northeast corner of the proposed road allowance - extension of Bloor Street, have been eliminated. This requirement originally, was an additional provision requested by the Region and noted on the draft plan as a "redline revision". It would appear that the exclusion of Blocks 207 and 208 on the revised plan, was merely an oversight. Within draft plan as approved, Blocks 191 and 192 were contemplated for the providing of pedestrian access throughout the subdivision. The location of Block 191 (see * attached) has been altered slightly in the revised plan, . . .3 i REPORT NO. : PD-96-84 Page 3 locating it further to the west, than originally considered. D.G. Biddle and Associates on behalf of the applicant, indicated to Staff that in consideration of the proposed location of the sanitary sewer line and necessary easement, the walkway has been relocated to the west and would coincide with the sewer line/easement. Staff has no objections to this proposal , however would note that the approval of the Region of Durham Works Department will be required in consideration of the location of the sewer line in relation to the walkway proposed. In light of the above comments, Staff has no objection to the approval of the revisions to draft plan of subdivision 18T-81034 as noted within the recommendations.
