HomeMy WebLinkAbout74-19/ 90 Report #3: to the Members of the Planning Advisory Committee, Town of Newcastle From: John Layng, Planning Consultant April 15, 1974 RE: PROPOSED ADDITIONS TO THE FLYING DUTCHMAN MOTOR INN, BASE LINE ROAD BETWEEN LIBERTY & DUKE STREETS BOWMANVILLE, TOWN OF NEWCASTLE Mr. J. J. Bourke, president of the Flying Dutchman is not applying for an approval of a specific scheme but asking if certain ideas incorporated in their first sketches could be approved. The Owners propose to demolish the 57 existing units on the north end of the property facing the Base Line Road; and to replace these units with a ten storey apartment - hotel. The number and sizes of rooms and suites has not yet been determined. The Owners also propose to expand the 1967, three storey wing, of the Motor Inn to the south. Parking would be increased to spaces for 240 cars. The ten storey building does not conflict with the immediate area since the site is very open with low coverage. The north set --back from the Base Line Road would be about 109 feet to prevent excessive shadows on other properties. The ten storey building would be in scale with the spaciousness of Highway 401; and would be a significant landmark for Bowmanville. The three storey building is acceptable. 2. RECOMMENDATION: Subject to receiving more detailed drawings showing: Height of buildings, and lawn spaces, number and placing of rooms and suites, number and location of parking areas required by formulae for hotel, motel and apartment units and for Public Rooms, and subject to: consent of the Fire Chief for fire control, and revisions to Zoning By -law 1587, Bowmanville THE PLANNING ADVISORY COMMITTEE SHOULD RECOMMEND TO THE COUNCIL OF THE TOWN OF NEWCASTLE THAT IT CONSIDER AN APPROVAL IN PRINCIPLE OF THIS PROJECT.
