PROPOSED _DUhhAA.M !TALI, ROAD CLOSING

Mr. Jerry Sprackman, President of western Auto Parts Ltd. has requested
that Council undertake to close our original road allowance which
crosses his proposed Shopping Centre site from Base Line Road to Hwy.
#x-01.
I would recommend against any action to close this road at this time for
the following reasons:
1. Due to the competing applications for shopping centres at
this time the Town should avoid giving the appearance of
compromising itself by becoming involved financially with any
particular applicant.
2. Due to the uncertainty of the ultimate use of the adjoining
lands, it is not now possible to determine the full value of
the land to be conveyed,
3. New trunk sewer and water mains will have to be constructed
from present lines on Base Line Road to Lake Ontario within the
near future. This road allowance is one of the possible routes
for such services, and the option should be kept open of using
it until the Region's servicing studies for Bowmanville are
completed.
