STAFF COMMENTS 7 . 1 The applicant intends to amend the Town of Newcastle Comprehensive Zoning By-law 84-63 in order to permit the development of a . 60 hectare parcel ( 1.47 acre) with a 363 square metre Lube Warehouse and Office. Therefore, Carholme Investments ltd. is also seeking the removal of Part Lot Control in order to create a .4 hectare ( 1 acre) parcel and a . 6 hectare ( 1. 47 acre) parcel. Staff note that both of these parcels would satisfy the zoning by-law with respect to lot area and lot frontage. 7 . 3 Nevertheless, as the purpose of this report is to satisfy the requirements of the Planning Act with respect to the Public Meeting, and in consideration of the comments outstanding, it would be in order to have the application referred back to Staff for further processing and the preparation of a subsequent report. . . . .5 _ _,!
