Recommendations:
It is respectfully recommended that the General Purpose and
Administration Committee recommend to Council the following:
1. THAT Report PD-241-92 be received;
2 . THAT the application to amend the Town of Newcastle
Comprehensive Zoning By-law 84-63 , as amended, and the related
application for a Neighbourhood Plan Amendment be CLOSED; and
3 . THAT the interested parties listed in this report and any
delegation be advised of Council's decision.
1. APPLICATION DETAILS
1. 1 Applicant: Tak Lee Architect/Finefield Homes
1. 2 Neighbourhood Plan:
From Special Purpose Area to an appropriate designation
to permit a 5557 .4 square metre (6000 sq. ft. convenience
commercial plaza.
1. 3 Rezoning:
From Urban Residential Type One Exception (R1-17) to an
appropriate designation to permit a 557 . 4 square metre
(6000 sq. ft. ) convenience commercial plaza.
1. 4 Area: 0. 698 ha (1. 725 acres)

2 . LOCATION
The subject site is located in Part Lot 35, Concession 3 , in
the former Township of Darlington and is located on the
southeast corner of Lawson Road and Townline Road as shown on
the attached Key Map.
3 . COMMENTS
3 . 1 On March 30, 1990 the Town of Newcastle Planning and
Development Department received an application submitted by
Tak Lee Architect/Finefield Homes to amend the Comprehensive
Zoning By-law 84-63 , as amended, and to amend the Courtice
West Neighbourhood Development Plan.
3 . 2 Both these files have been inactive for some time. Since the
applications have been made the ownership of the property has
changed. Staff contacted the assessed owners in writing in
July and October of this year to determine if they were
interested in pursuing the project. Since this time the
current owners have informed Staff that they no longer wish
to proceed with the applications as filed.
3 . 3 Based on the above, Staff recommend that the application for
rezoning and neighbourhood plan amendment be closed.
