To facilitate the creation of a lot by reducing the minimum lot area in the "Agricultural (A) Zone"
from 40 hectares to 16.4 hectares.
Mr. Best and Glenn Genge appeared in support of this application. No persons appeared in
opposition to this application.

"TO approve the application to permit the creation of a lot by reducing the
minimum lot area in the "Agricultural (A) Zone" from 40 hectares to 14.5
hectares, as it meets the intent of the Official Plans and Zoning By-law, is
minor in nature and not detrimental to the neighbourhood."

To facilitate the creation of a lot by reducing the minimum lot area in the "Agricultural (A) Zone"
from 40 hectares to 1.1 hectares and to permit the existing accessory buildings in the "Urban
Residential Exception (R1-2) Zone" by increasing the maximum permitted total floor area for the
existing accessory buildings from 60m2 to 646m2 and by increasing the maximum permitted height
for the existing accessory building (barn) from 4 metres to 12 metres.

"TO approve the application to permit the creation of a lot by reducing the
minimum lot area in the Agricultural (A)Zone" from 40 hectares to 1.1
hectares and to permit the existing accessory buildings in the "Urban
Residential Exception (R1-2) Zone" by increasing the maximum permitted
total floor area for the existing accessory buildings from 60m2 to 646m2 and
by increasing the maximum permitted height for the existing accessory
building (barn) from 4m to 12m, subject to the following conditions being
fulfilled to the satisfaction of the Municipality:
1. The subject lands maintain a minimum lot area of 2.94 hectares until such
time as applications submitted under the Planning Act to sever or change the
use of the property are submitted and at such time the barn shall be removed.
2. A Warning Clause registered on title, acceptable to the Municipal Solicitor,
indicating that if the lands are further subdivided that the barn must be
removed; that should the barn be destroyed no new structure of the same
size and height be approved without appropriate Planning Act application
approval; and that in the interim the existing accessory buildings cannot be
used for agricultural or commercial purposes and must conform with intent of
the Official Plan and Zoning By-law.

To permit the construction of a new single detached dwelling by reducing the minimum required
agricultural setback from 300 metres to 140 metres from the livestock building at 6466 Soper Road.
Bruce Clemmensen appeared in support of this application. No persons appeared in opposition to
this application.
