PART LOTS 2 AND 3, CONCESSION 3, CITY OF OSHAWA RECOMMENDATIONS: It is respectfully recommended that the General Purpose and Administration Committee recommend to Council the following: 1. THAT Report PSD-061-05 be received; 2. THAT the City of Oshawa be advised that the Municipality of Clarington would have no objections to the approval of the proposed amendment to Draft Plan of Subdivision (18T-97027); 3. THAT a copy of this report be forwarded to the City of Oshawa Planning Department; and, 4. That the interested parties listed in this report be advised of Council's decision. ONTARIO L 1 C 3A6 T (905)623-3379 F (905)623-0830 REPORT NO.: PSD-061-05 PAGE 2 1.0 APPLICATION DETAILS 1.1 Applicant: Marshal Macklin Monaghan 1.2 Owner: Beechnut Development Corporation Inc. 1.3 Amendment to Draft Plan of Subdivision: To implement a revision by replacing Block 28 as a "Future Development Block". This block was previously identified as "Other lands owned by the Applicant". 1.4 Site Area: 13.61 hectares 2.0 LOCATION 2.1 The subject lands are located within Part of Lots 2 and 3, Concession 3, in the City of Oshawa. More specifically, west of Townline Road, south of Taunton Road in the vicinity of the Rossland Road extension. 3.0 BACKGROUND 3.1 On March 8, 2005, the Municipality of Clarington was circulated by the City of Oshawa to provide comments on the amendment to Draft Plan of Subdivision application. 3.2 The plan of subdivision, as circulated, consists of the following: . Residential development consisting of 8 single detached dwelling units, 115 townhouse units and a block for 200 to 300 high density residential units; . One commercial block at 1.16 ha; and . A 4.54 ha future development block. 4.0 AGENCY COMMENTS 4.1 The application was circulated to the Municipality of Clarington Engineering Services Department for review. No concerns were identified with the application. 5.0 STAFF COMMENTS 5.1 Given the minor nature of the proposed amendment, and the location of the subject lands relative to the Clarington boundary staff have no concerns with the application proceeding. REPORT NO,: PSD-061-05 PAGE 3 6.0 CONCLUSIONS 6.1 In consideration of the comments provided within this report, it is recommended that the Municipality would have no objection of the approval of the draft plan of subdivision.
