parking space size for the required third space from 5.7 metres in length to 5.1 metres in length.

"TO approve the application to permit the construction of an apartment-in-house in a
semi detached dwelling by reducing the minimum required parking space size for the
required third space from 5.7 metres in length to 5.1 metres in length, subject to the
following condition:
That the applicant be required to widen the entrance and driveway at their own cost to a
width of 4.6 metres (maximum), including obtaining approval from the Municipality for an
Entrance Permit, as it meets the intent of the Official Plans and Zoning By-law, is minor
in nature and not detrimental to the neighbourhood."

To permit the construction of a townhouse dwelling by reducing the minimum required front yard
setback from 2 metres to 1.85 metres.
Jennifer Bagley appeared in support of this application. No persons appeared in opposition to this
application.

"TO approve the application to permit the construction of a townhouse
dwelling by reducing the minimum required front yard setback to the porch
from 2 metres to 1.85 metres, subject to the following conditions:
That a 1:250 scale revised grading scale be submitted to the Secretary
Treasurer of the Committee of Adjustment to be included with the file,
showing the revisions made and agreed to on December 6, 2012, by
December 13, 2012;
That the landscaped steps and planter boxes shown on the revised grading
plan be constructed of "UNILOCK SIENNA STONE" and the landings and
walkway be constructed of matching interlocking pavers;

That the guards to be installed on the landscaped steps and landings match
the guards on the front porch of the subject dwelling;
That the purchaser of the subject new townhouse sign a letter addressed to
the Secretary Treasurer of the Committee of Adjustment providing their
concurrence with the arrived at solution to the grading and setback issues
with the subject lot and unit within one week of approval, by December 13,
2012; and
That the landscaped steps to be installed in accordance with the revised
grading plan not be closer than 0.3 metres to the front property line, as it
meets the intent of the Official Plans and Zoning By-law, is minor in nature
and not detrimental to the neighbourhood."
