LU PART 5 � L- Y� 5 a U m _ 5 c PART 1 } rmarzr .c aaivs J ww B s `y ew4 P n i�i`ev v b7�� xnerave (11111 1 As) KING AVENUE EAST Figure 2 — Draft Reference Plan 2.2 The property at 34 King Avenue East currently is developed with two buildings: the one along King Avenue, constructed in the 1870s, is a two -storey with partial basement mixed commercial and residential building, and the north addition, constructed in 1975, is a one -storey, slab -on -grade commercial building. 2.3 Staff's recommendation is to table this application for a period of 60 days, as the appropriate signage notifying of the application was not picked up and installed by the applicant on the subject site 14 days prior to the Committee meeting and therefore Planning Act statutory timeline requirements were not met. Public Notice and Submissions 3.1 Pursuant to the requirements of the Planning Act, the subject application was circulated to the owner/applicant and all interested parties. A public notice was mailed to each landowner within 60 metres of the subject lands. However appropriate signage notifying the public of the application was not installed on the subject lands 14 days prior to the Committee meeting as per Planning Act requirements. Future revisions to the application will require a new circulation of public notice before it is lifted from the table on a future agenda. 3.2 At the time of writing this report, Staff have not received any inquiries from members of the public regarding this consent application. 4. Policy 4.1 A complete policy analysis will be undertaken and included with the future recommendation report for lifting the application from the table. 5. Recommendation 5.1 Planning Staff recommends that application B-2024-0039 be tabled for a period for a period of up to 60 days until March 2025, to allow for the applicant to fulfill the Planning Act statutory requirements.
