THAT Report WD-21-88 be received; and, 2. THAT Blocks 119 and 120, Plan 1OM-790 and Blocks 78 and 79, Plan 1OM-792 be deeded to Newcastle Co-Tenancy; and a By-Law be approved to authorize the the Mayor and Clerk to execute the deed; and, 3. THAT a copy of this report be forwarded to Mr. Bill Manson. REPORT 1.0 BACKGROUND 1.1 Attached is a copy of a letter from Mr. William D. Manson requesting that the Town deed to Newcastle Co-Tenancy (ie: Claret Investment Limited, Rexgate Holdings Limited, William Tonno Construction Limited and Rossland Park Limited) (Attachment 1) Blocks 119 and 120, Plan 1OM-790, and Blocks 78 and 79, Plan 1OM-792. . . .2 PAGE 2 REPORT NO: WD-21-88 1.2 The purpose of Mr. Manson's request is to facilitate the registration of Phases 3A, 3B and 4 of Subdivision 18T-76027. 2.0 RECOMMENDATION 2.1 We have reviewed this matter and see no problem in agreeing to Mr. Manson's request. f 2.2 It is, therefore, recommended that Blocks 119 and 120, Plan 1OM-790 and Blocks 78 and 79, Plan 1OM-792 be deeded to Newcastle Co-Tenancy and that the appropriate By-Law be passed to authorize the Mayor and Clerk to execute the deed. Director of Works Works Department The Corporation of the Town of Newcastle Hampton, Ontario Dear Mr. Evanst Re: Registration of Phases 3A, 3B, & 4 Subdivision 18T76027 Newcastle Co-Tenancy --(-,formed M--C-L0-urtice Heights Developments) Newcastle Co-Tenancy ( ie . Claret Investments Ltd. , Rexgate Holdings Ltd. , Wm. Tonno Construction Ltd. , Rossland Park Ltd) are very close to registering Phases 3A, 3B, and 4 of Courtice Heights Developments subdivision 18T76027. As you are aware, we have already registered Phases 1 and 2 as Plans 1OM-790 and 1OM-792 respectively in June 1987. When these two plans were registered, we conveyed Blocks 119 & 120 of Plan 1OM-790 and Blocks 78 and 79 of Plan I0M-792 to the Town as 0. 3 metre reserves . Blocks 119 and 120 of Plan I0M-790 have been included in the Dro-oosed M-plan for Phase 3A (J. D. Barnes map 83-25-706-7-A) as Blocks 64 and 65 respectively and are scheduled to be dedicated to the Town as part of the street net work upon registration of the plan. Similarly, Blocks 78 and 79 of Plan I0M-792 have been Included in proposed M-plan for Phase 4 (J. D. Barnes map 83-25-706-9) as Blocks 78 and 79 respectively and are scheduled to be dedicated to the Town as part of the street net work upon registration of the plan. In order to accomplish these-- street dedications, we need to have the four 0.3 metre reserve blocks currently In municipal ownership transferred back to the developer. in order to effect such a transfer, ATTACHMENT I Town of Newcastle March 17, 1988 Page 2 1 would appreciate your arranging for the Mayor and Clerk to execute the two duplicate transfers enclosed. I have met with Larry Taylor, Deputy Director of Planning, on this matter and he acknowledges the necessity of executing these transfers in order to accomplish the street dedications encompassed in the registration of phases 3A and 4. Your early attention to this matter would be greatly appreciated since early registration of these phases is critical to meeting our builder commitments. i 7,ti t uly, William D. Manson ec
