Subject: SEMI- ANNUAL SITE PLAN STATUS REPORT Recommendations: It is respectfully recommended that the General Purpose and Administration Committee recommend to Council the following: 1. THAT Report PD- 101 -96 be received for information. 1. BACKGROUND 1.1 The purpose of this report is to provide Committee a "status information" report with respect to site plan applications that have been submitted for approval. This is an information report which is provided on a semi - annual basis. 1.2 Pursuant to By -law 90 -130, plans and drawings are required to be approved for any building or structure prior to issuance of building permits except for those exceptions set out in the By -law. The same by -law delegates the approval authority to both the Director of Planning and Development and the Director of Public Works. 1.3 Except for additions or minor expansions, a site plan agreement is generally required for a proposed development to ensure the location of all buildings and structures, landscaping, access permits, parking areas, signage and grading etc., will be performed according to the approved plan. In addition, it is through the site plan approval process that the Municipality collects its cash -in -lieu of parkland dedication, road widening, performance guarantee etc. Each agreement is registered on title and is enforceable against present and future owners. 2. ACTIVITIES 2.1 Attachment #1 details site plan applications received and all site plan agreements approved between January 1, 1996 and June 30, 1996. 2.2 During this period twelve (12) site plan applications have been approved for a variety of different uses as shown on Attachment #1. The majority of these approved site plans are under construction or have completed construction. 2.3 Staff are continuing to work on a number of outstanding files from previous years. The majority of these outstanding files are awaiting action by the applicant or are in circulation to various agencies and departments. Site plan files awaiting information are reviewed regularly by the assigned planner and a letter is sent informing the applicant of the status of the file.
