THAT the interested parties listed in this report and any delegation be advised of Council's decision. 1, APPLICATION DETAILS 1.1 Applicant: 1.2 1.3 Jourdan at Clarington Inc. Plan of Condominium: To permit condominium tenure within a three storey apartment building containing 52 units Site Area: 0.72 hectares (1.78 acres) 2. LOCATION 2.1 The subject lands are located at the southeast corner of Temperance and Wellington Streets. The applicant's land holdings total 0.50 hectares (1.24 ac). 01 The legal description of the property is Part Lot 12, Concession 1 in the former Town of Bowmanville. 3. BACKGROUND 3.1 On May 20, 1997, the Municipality of Clarington received from the Durham Region Planning Department a copy of the condominium application as submitted by Jourdan at Clarington Inc. The purpose of the application is to develop the property for a 52 unit three storey condominium apartment building. 4. OFFICIAL PLAN POLICIES 4.1 Within the existing 1991 Durham Region Official Plan, the subject lands are designated "Main Central Area" which permits residential uses. The application conforms with the policies. 5.2 The subject lands are designated "Main Central Area: Residential" within the Clarington Official Plan. Multi- storey residential uses are permitted within this designation. The application conforms with the policies. 5. ZONING BY -LAW 5.1 The subject lands are zoned "Urban Residential Exception (114 -14)" which permits a three storey apartment building with 52 apartment units. The proposed use complies with the requirements of the zoning by -law. 6. STAFF COMMENTS 6.1 The applicant has entered into a site plan agreement with the Municipality of Clarington which deals with location of the building and landscaping features. The agreement also covers all financial matters and appropriate letters of credit have been secured.
