THAT Report PSD-025-05 be received; and 2. THAT Council concurs with the decision of the Committee of Adjustment made on February 3, 2005 for applications A2005/001, A2005/003 and A2005/004; and that Staff be authorized to appear before the Ontario Municipal Board to defend the decisions of the Committee of Adjustment. The purpose of the minor variance application and the Committee's decisions are detailed in Attachment 1. The decisions of the Committee are detailed below. DECISIONS OF COMMITTEE OF ADJUSTMENT FOR FEBRUARY 3, 2005 Application Number Staff Recommendation Decision of Committee A2005/00 1 Approve Approved A2005/003 Approve Approved A2005/004 Approve Approved 2.0 COMMENTS 2.1 A2005/001 was an application to reduce the minimum lot frontage of a proposed lot from 15 metres to 13.83 metres. The application was previously tabled to provide the applicant with the opportunity to meet with Engineering Services to address concerns regarding the curvature of the street and the possibility that the lot would not properly accommodate the creation of a driveway while providing adequate storage area for snow. The applicant provided plans to the Engineering Services Department demonstrating the proposed lot's ability to meet Engineering's design requirements. Staff recommended that the application be approved and the Committee concurred. 2.2 Staff has reviewed the Committee's decisions and is satisfied that the applications that received approval are in conformity with the Official Plan policies, consistent with the intent of the Zoning By-law and are minor in nature and desirable. Council's concurrence with the Committee of Adjustment decisions is required in order to afford Staff's official status before the Ontario Municipal Board in the event of an appeal of any decision of the Committee of Adjustment.
