By -Law No. 73 -44
To amend Zoning By -law No. 1587 as amended.
The Council of the Corporation of the Town of Bowmanville enacts as
follows:-
1. That Zoning By -law No. 1587 as amended is hereby further amended
by amending Schedule "B" thereof by adding Special Condition 2
as follows:
SPECIAL CONDITION 2
A parcel of land containing not less than 9 acres on the
east side of Martin Road (County Road No. 57) as shown on
Schedule "A" hatched and marked "Special Condition 211,
shall be subject to the special regulations hereinafter
contained and where there is any conflict between the
regulations hereinafter set out and any other provisions of
this By -law, or By -law 1587 as amended, the provisions of
these special regulations shall apply but in the event that
this special condition is silent on any matter, then the
provisions applicable to an RE Zone as specified in By -law
1587 as amended will apply:
1.1 Defined Area:- The area subject to this Special Condition
is as shown hatched on Schedule "A"
attached hereto.
1.2 Site Area:- The site shall be not less than 9 acres.
1.3 Permitted Uses:- One family detached dwellings and
accessory uses buildings and structures.
1.4 Lot Frontage:- Minimum Lot Frontage 150 feet.
1.5 Service Requirements:- No person shall erect or use any
building as a dwelling on any lot
unless such building is serviced
with a potable water supply and sewage
disposal system.
2. Schedule "A" attached hereto forms part of this By -law and shall be
attached to and forms Schedule "A" to Special Condition 2 of Schedule
"B" of By -law 1587 as amended.
3. No part of this By -law shall come into force without the approval
of The Ontario Municipal Board but subject thereto this By -law shall
take effect from the date of its passing.
4. By -law read a first, second and third time and finally passed on
this 7th day of August, 1973.

EXPLANATORY NOTE
Explanation of Purpose and Effect of By -Law No. 73 -44
This By -law changes the land use designation of the
subject property from A to RE and makes the land subject
to special regulations to permit the development of
residential estate dwellings with a minimum lot frontage
of 150 feet and serviced with a potable water supply and
sewage disposal system.
