TOWN OF BOWMANVILLE
By -Law No. 72 -6
The Council of the Corporation of the Town of Bowmanville, in accordance with
the provisions of The Planning Act, hereby enacts as follows:
1. Amendment No. 5 to the Official Plan of the Bowmanville Planning Area
consisting of the attached map and explanatory text is hereby adopted.
2. That the Clerk is hereby authorized and directed to make application to
the Minister of Municipal Affairs for approval of the aforesaid Amendment
No. 5 to the Official Plan of the Bowmanville Planning Area.
3. This by -law shall come into force and take effect on the day of the final
passing thereof.
ENACTED AND PASSED this 17th day of January, 1972.

AMENDMENT NO. 5
to the
OFFICIAL PLAN

BOWMANVILLE PLANNING AREA
The attached text and maps, constituting amendment No. 5 to the Official
Plan of the Bowmanville Planning Area was prepared under the direction
of the Town of Bowmanville Planning Board and was recommended to the
Council of the Corporation of the Town of Bowmanville under the provisions
of Sections 12 and 17 of The Planning Act R.S.O., 1960, as amended.

This amendment was adopted by the Council of the Corporation of the
Town of Bowmanville by By -law Number 7,24 in accordance with Sections
13 and 17 of The Planning Act, R.S.O., 1960, as amended,on the 3rd day

AMENDMENT N0. 5
to the
OFFICIAL PLAN
of the
BOWMANVILLE PLANNING AREA
Title of Amendment
This text and the attached Schedule "A" constitute Amendment No. 5
to the Official Plan of the Bowmanville Planning Area.
Purpose
The purpose of this amendment is to redesignate certain lands from
their present residential classification to general-commercial on
Schedule "A" of the Official Plan. In addition the text of the
Official Plan is amended by adding thereto an appropriate definition
and policies.
Location
The land affected by the amendment is located in Township Lot 10,
Concession I, on the south side of King Street immediately west of
St. George Street.
4. Basis for Amendment
The location of the subject property is such that it lends itself to
the in£illing of commercial development which exists to the east and
west along King Street. The draft Official Plan approved by
Bowmanville Council on November 1, 1971 and which is presently being
processed by the Department of Municipal Affairs, recognizes the
commercial potential of this location.
S. The Amendment
Schedule "A" to the Official Plan is hereby amended by redesignating
from "Residential" to "General Commercial" the lands indicated on
the attached Schedule "A ".
Section 2 of the Official Plan, entitled "1st Concession Section"
is hereby amended by adding to the end of the fourth paragraph
which commences with the words, "Township Lot 1011, the following
subsection:
General Commercial
Definition
This designation means that the use of the land shall be for
a commercial establishment engaged in the selling of retail
goods.
Policies
a) The commercial use shall be located and designed in
-- such a manner that it will in no way deteriorate or
depreciate the amenities of adjacent commercial or
residential development.
b) Points of automobile ingress and egress shall be
limited in number and shall be designed to minimize
hazards to pedestrians and vehicular traffic.
c) Adequate buffering, screen planting and /or fencing
shall be provided between the commercial use and
abutting residential uses.
d) The Restricted Area (Zoning) By -law shall be amended
in order to implement this amendment in accordance
with the specified policies.
Section 3 of the Official Plan under the heading "Land Use Classes"
(page 5) is hereby amended by deleting the words "and does
not attempt to define detailed sub - classifications within each of
these basic zones ", and by adding under the heading "Classifications"
and following the term "Commercial ", the words "General Commercial -
2.3 acres ".
