The following facts were noted by the Committee: - (1) Deed was registered 5 October, 1965, prior to the registration of the by-law. (2) Since the matter was handled in his office, Mr. E.R.Lovekin refrained from discussion and voting. A mechanical error having been made in the typing of the deed, this Committee, therefore, consented to the registration of a deed of recti- fication on motion by H.E. Walkey, seconded by K. Schoenmaker.-Carried. Mr. H. E. Millson submitted his resignation as Secretary -Treasurer of this Committee of Adjustment. Mr. IN. Kay Lycett, aPent, anreared on behalf of the arplicants. After a full discussion of the application with Mr. Lycett the following facts were recorded:- (1) The Committee thought that 75 foot lots in this area would be more acceptable, but were of the opinion that they should not try and enforce any lot frontage in excess of 60 feet because of the character of the area and local building By-law requirements. (2) Some concern was experienced over topography for fear that access could not be provided if the bathrooms were set too far down in the house to be built on the lot. (3) The tonography was not that much different than abutting properties and sewer for ground floor facilities are feasible. The Committee could not see any valid grounds for refusing this severance and the application was therefore granted. Letter dated June 1, 1966, was received from the agent, Strike and Strike, from which the following is hereby quoted for the record: "Following the meeting of the Committee last evening at the Township offices the writer has discussed the matter of increased: acreage with Mr.. Ruma and he advises that he is prepared to go to•a one acre size for the lot. Fe does not wish to go more than about 190 feet in depth and would make uA_ the balance of the acre in frontae. If our calculations are correct this would make dimensions of 190 feet in depth by 230 feet frontage (230 foot frontage actually would mean 189.3 feet in depth)." • . • It was agreed by the Committee that consent to this application should be allowed upon condition that the amended lot size as stated in the foregoing is contained in the deed of conveyance. 'Y. Kay Lycetti anent, arpeared on behalf of the applicants. Upon hearing the agent, the Committee could see no reason why consent should not be granted. The Secretar7T reported that 13 notices of the said hearing had been mailed•in accordance with Item 4 of the Rules of Procedure. Mr. C.D.Fitzgibbon, the anent, appeared on behalf of the applicant. No other person appeared in support of; or in opposition to, this application. • It was noted that the subject land did not front on a T unicipal road allowance and the said land to be conveyed was under 10 acres in area. 77r. Fitzgibbon suggested that the Committee consent on the basis of a fractional plea. The Committee of Adjustment noted the following facts in connection with this application: - (1) The applicant has arplied to the Townshir of Clarke to close the road allowance between Lots 6 and 7, Concession 6, and it would arpear that such application will be favourably considered as the road allowance is crossed and re -crossed by a stream, a tributary of the Gana.raska. TTpon such closing the subject land being augumented b77, the land in the closed road allowance will be 10 acres. The effect of granting severance is then little more than a time factor auestion. (2) The solicitor for the applicant undertook to obtain an undertaking from the purchaser not to oppose the proposed road closing so that the situation is not likely to change. Page 3 - Meeting of Committee of Adjustment, June 27, 1966: (3) The subject land to be conveyed was rough and wild and suitable for summer residence only. Such problems as winter snow plowing are extremely unlikely to arise. By Township By-law no building permit can be issued for this location. (4) The subject land is in a scenic area of the Upper Ganaraska in a non-agricultural area of predominantly cedar swamp. The best possible present use would be for scenic and camping purposes. On the above reasons consent was thereby granted to this application. Present: E.R. Lovekin, Chairman H.E. Walkey, Member K. Schoenmaker, Member H.E. Millson, Secretary -Treasurer Meeting of the Committee of Adjustment was duly called by the Chairman. A certified copy of Councilts Resolution No. 154 dated September 22, 1966, was received and after some discussion upon the matter of appointing a Secretary -Treasurer, it was moved by H.E. Walkey, seconded by K. Schoenmaker, that the following plans be forwarded to the Council of this municipality for their consideration and reply: - PLAIT 1 (a) Millson as Secretary -Treasurer (b) Secretary -Treasurer remuneration 1965 - $300.00 1966 - $5oo.00 (c) Committee of Adjustment to be authorized by Council to have Secretary -Treasurer do work of Committee of Adjustment in the Township Offices. (d) Secretary -Treasurer to be given the authority to train a person on a probationary basis; who could later be appointed as Secretary -Treasurer. (e) Committee of Adjustment to purchase a typewriter. PLAN 2 (a) P,4illson as Secretary -Treasurer (b) No remuneration for Secretary -Treasurer (c) Committee of Adjustment to be authorized by Council to have Secretary -Treasurer do work of Committee of Adjustment in the Township Offices. (e) Committee of .Adjustment to purchase a typewriter. (f) 14illsonts resignation as Secretary -Treasurer of Committee of Adjustment effective December 31, 1966. This motion was duly carried.
