The Committee considered this application in its particular
facts fully since it was a request for a lot of less than 10 acres
in a rural area without services.
The lot is on Highway 35 and an old house is on the property.
The applicant would undertake to demolish this old house if a
severance was granted.
It was noted that the vendor has a large acreage of bush which
he is apparently interested to keep and the old house and surrounding
lot only was being sold. The prospective purchaser stated be had
been attempting to purchase this property for some time before the
by -law -was passed.
The area is suitable for a dwelling house from the point of view
of roads, drainage and topography.
The Committee's decision was that on condition that the old
building be demolished, an application for a lot of one acre of
reasonable proportions would be entertained by this Committee.

This abplication was discussed as business arisine, from
past minutes. Mr. IN. Kay Lycett, aPent, anreared on behalf
of the arplicants.
After a full discussion of the application with
Mr. Lycett the following facts were recorded:-
(1) The Committee thought that 75 foot lots in this area
would be more acceptable, but were of the opinion
that they should not try and enforce any lot frontage
in excess of 60 feet because of the character of the
area and local building By-law requirements.
(2) Some concern was experienced over topography for fear
that access could not be provided if the bathrooms
were set too far down in the house to be built on
the lot.
(3) The tonography was not that much different than abutting
properties and sewer for ground floor facilities
are feasible.
The Committee could not see any valid grounds for refusing
this severance and the application was therefore granted.
