RECONUIENDATIONS:
It is respectfully recommended that the General Purpose and Administration Committee
recommend to Council the following:
1. THAT Report PD-188-87 be received; and
2. THAT the Region of Durham be advised that the Town of Newcastle has no objections
to the approval of Plan of Condominimum 18CDM-87-007..
BACKGROUND AND COMMENT:
On June 15, 1987, Planning Staff received a copy of an application filed with the Region
of Durham Planning Department by 699011 Ontario Limited for consideration of a Plan of
Condominium 18CDN1-87-007.
As Committee may recall, the applicant has previously submitted and received the
appropriate approvals for Site Plan approval (File: DEV 86-74) and a Rezoning application
(File: UEV 87-12) for removal of the (H) Holding symbol.

In consideration of the applicant's intentions to develop a condominium
complex, the Development Agreement between the Town and 699011 Ontario
Limited (formerly Halcorp Holdings Ltd.) acknowleged the applicant's
intentions of filing an application for the registration of said lands under
the provisions of the Condominium Act. To that end, Staff would note that
the Development Agreement, consistent with Town Policies and the provisions
of the Planning Act, incorporated additional provisions re; the payment of
cash-in-lieu of parkland dedication of valley lands and dedication of road
widenings. It was acknowledged within the Development Agreement, that the
necessary dedications and payment of cash-in-lieu of parkland would be
completed and satisfied prior to Staff's forwarding of a Clearance Letter to
the Town in respect of Condominium approval as deemed appropriate by
Council.
Accordingly, Staff would have no objections to the recommendation of
approval, in consideration of the provisions contained within the
Development Agreement.
